There are two quite different businesses inside most hotels, and they are frequently confused because they happen in the same building.
One is the operating business: taking bookings, employing staff, serving breakfast, holding the licence, and answering to guests. The other is the property business: owning the building, maintaining the fabric, funding the roof and the plant, and taking a long view of an asset with a fifty-year life.
Lairg Hotels Limited is the second of those. We own hotel and accommodation property. We do not operate hotels, and there are no rooms to book on this website.
The distinction matters to the people we deal with. An operator looking for premises needs a landlord who understands why a hotel's plant replacement cycle is not negotiable. A guest looking for a room needs the operator, not us.
Why the split works
An operator and an owner want different things from the same building, and both are right.
Wants the trade to work
Occupancy, rate, staffing, guest experience and the season. Their horizon is this year and next.
Wants the building to last
Roof, envelope, plant, services and structure. The horizon is decades, and the big costs arrive in lumps.
Is about deferral
An operator under pressure defers capital work. It is rational for them and ruinous for the asset.
Is in the lease
Who funds what, and when, agreed at the start rather than argued about when the boiler fails in February.

A building that can trade
Location, access, the number of keys, and whether the layout suits how people travel now rather than how they did when it was built. A hotel with the wrong room mix is an expensive thing to correct.
An operator who can run it
We are the landlord, so the covenant matters. An operator with the experience and the resources to trade through a quiet winter is worth more than a higher rent from one who cannot.
Capital we understand
Hotel buildings consume capital: roofs, windows, boilers, lifts, bedroom refurbishment cycles. We would rather buy a building needing work we have costed than one where the work has been deferred quietly and is about to arrive all at once.
Numbers that work now
Underwritten on the rent a competent operator can actually pay from the trade the building can actually do. Not on a projection.
